Answers
What is the maximum number of people allowed in the villa?

The villa sleeps 10 people comfortably. There is no additional sleeping on sofa beds. Although it is possible to hire cots for very young children and babies.

Are smoking or pets allowed?

For the comfort and safety of all guests, smoking is strictly prohibited within the villa which is fitted with smoke detectors which are linked to our security company. No pets are allowed.

How far away are the main attractions?

The villa is only 6 miles (10 minutes) from Walt Disney World which is the one of the closest residential communities to these theme parks. Sea World is 10 minutes away and Universal 20 minutes. This is one of the major reasons this is such a sought after area.  After a long day at the Parks you can get the children home and into bed in a matter of minutes!

How do we locate/enter the property?

Directions and keypad entry code will be sent to you 2-3 weeks before arrival.

Will we have to bring bed linen/towels etc.?

The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required.

What entertainment is provided?

There are televisions, PS2 and DVD player in the family room and master bedroom. High speed internet access is available.

Is the pool heated?

The pool can be heated (by agreement) for additional cost as indicated on the booking form. We would recommend pool heat from October through to May. The pool is heated to the maximum temperature allowed under Florida law (85°).

Are there shops near by?

The villa is minutes away from a supermarket and small shopping mall. The Premium outlet mall is only 15 minutes away and houses many designer label stores (including Nike, Timberland, Adidas, Versace, Armani etc.).

Are there any Restaurants nearby?

There are a few casual pizzeria and diners at the local shopping mall a few minutes away, and a greater number of restaurants at the Formosa Gardens Shopping Centre which is 15 minutes away and includes; Outback Steakhouse, Chic Filet, Taco Bell, Red Lobster, TGI's etc along with Chinese and Italian.  The management company will be happy to advise you about other places to eat if you let them know what you are looking for.

Are there any medical services nearby?

There is a very large drug store at the local shopping mall just minutes away.

What services are provided?

The house is professionally cleaned prior to your arrival and the pool and garden are tended to weekly.

Who do we contact for questions/emergencies?

We have employed a professional (24/7) management company to look after your every need.

How do we book?

Completing the on-line booking form is the most convenient way but you can also phone 01787 281038 or fax to 01787 282778 if you prefer.

Do we need to pay a security deposit?

A $250 security deposit is required by all guests.  This is paid to the management company who will take a credit card / cheque or cash.  The amount will be refunded at the end of your stay after a property inspection has been completed by the field manager looking after the property and his / her verification that there are no damages.  If any damage is found and the necessary repairs exceed the security deposit the lead person will be responsible.

Is there a registration procedure?

The management company needs to register your details and deal with the security deposit.  You can choose to go to their office – 5 minute drive from the villa, or they can come to you at the villa.  If you would like a meet and greet there is a $25 fee.  Please indicate on the booking form if this is an option you require.

What if your villa is not available or I require additional accommodation?

Yes we do, and we will happily direct you to the owners.
